The Tropicana is in much better shape than the Rio. It needs to stay and Rio needs to go.
Nobody seems to notice that the OYO will be right next to the new ballpark and its value has gone way up. My guess it will be completely renovated either by the current owners or after being sold. It's become a great location for a new casino.

Will be there for March Madness 21-24 – definitely will stop by the Tropicana one last time. My first time I stayed in Vegas I stayed at the Stardust. Vegas is always changing.
Vegas just not the same anymore miss the old Las Vegas before any sports came along things were cheaper I moved out to Vegas in June of 2001
The plan is between Bally's (who currently owns the Tropicana) and the A's: where nine acres adjacent to the Tropicana are allocated to the proposed baseball stadium (which isn't finalized, by the way, and is subject to fall through), while Bally's would construct a new resort on the acreage Tropicana currently occupies.
Here's the twist, though: Bally's is apparently grappling with financial woes in the meantime as reflected in their proposed Chicago tower's future looking murky, as well as demurring from releasing renderings of their proposed resort project. Meanwhile, word has it that there is some asbestos infestation in the northeast part of the resort (the resort's earliest tower) and before any resort can be imploded, it HAS to be cleared of all asbestos infestation: which is costly and can take MONTHS to complete. So even in the most optimistic scenarios, I doubt the A's will start playing in their own Vegas stadium by 2028.
And it very much remains a coin-toss whether the stadium will even be built on that land. It could very well instead move forward on the former Wild Wild West land, it could happen on the undeveloped land adjacent to Rio, and there's even still a possibility the A's may not move to Vegas after all. It's very complicated, but we shall see.
The OYO, and the most Hotels of this Group, have a verry bad reputation, on Booking, Expedia ect. Who want make the vacation in a bad hotel? Only the low table minimum is good.
