The high cost of housing in Canada, coupled with limited availability, is making it increasingly difficult for Canadians to secure affordable homes. The average rental and price of townhomes have reached unsustainable levels, far beyond the reach of many families. This situation is exacerbated by inflation and a slow rate of new home construction.
I would like to humbly propose several policy suggestions that could help alleviate this crisis:
1. Strengthen Enforcement: Increase staffing to enforce housing regulations and close loopholes. Enhance monitoring systems to track property transactions and ownership.
2. Regulate Corporate and Foreign Ownership: Limit the number of residential properties that corporations and foreign investors can own. Implement higher taxes on multiple property ownership.
3. Promote Individual Homeownership: Provide grants and low-interest loans for first-time homebuyers. Encourage community-led housing projects and cooperatives.
4. Adopt Successful International Models: Implement models such as Singaporeβs Home Ownership Scheme, the UKβs Shared Ownership Homes, and the USAβs Manufactured Housing Communities to make homeownership more accessible.
5. Enhance Transparency and Accountability: Create a public registry of property ownership. Implement higher taxes on profits from house flipping, especially for corporations, to discourage speculative buying. Individuals selling their first home should be taxed at the regular rate, while those with multiple sales should face higher taxes.
6. Strengthen Anti-Money Laundering Measures: Increase scrutiny and enforcement of anti-money laundering regulations in the real estate sector.
7. Streamline Funding Allocation: Ensure allocated funds are used directly for building homes rather than prolonged studies and bureaucratic processes.
8. Address Labor Shortages: Invest in training programs to educate and encourage youth to enter the trades. Encourage companies to hire and train young workers on the job, offering competitive wages. This approach can reduce unemployment and build a skilled workforce for the construction industry.
Addressing these issues requires coordinated efforts from all levels of government, collaboration with community organizations, and public advocacy. Implementing these policies can create a more equitable and sustainable housing market in Canada.
The reality is that greed and politics may be the main roadblocks to achieving and reversing these disastrous situations we're in.

Embarrassing to say the least
That pretty much sums up Trudeau: does pretty good on tv, then proceeds to (almost) single-handedly push Canada down the OECD top 5 better life index to the 40th position (the very last one) in the next decade according to recent predictions, just below Mexico (not a joke by the way). At least the guy legalized weed. We will need a lot of that to cope with the fall. Thank god I'm from Quebec. We still have hope (although very small) to leave that stupid boat before it sinks.
Admittedly, we need more of a melting pot to preserve our culture.
