OUR FIRST EXPERIENCE SEARCHING FOR LAND IN THE PHILIPPINES | ISLAND LIFE

We are excited to go to a place that will probably be our home for years to come. We can’t wait to explore a corner of Mindanao where we have never set foot before.
The realtor who is selling this plot agreed to show it to us. There are several other options besides this land that we will be able to see. We just have to pay her a thousand pesos to meet us at the highway and drive us around.
After half an hour we arrived at the place. Or rather, to the place from where we have to go to the land, because transportation can’t get there. I clarified this on the phone yesterday, so it was no surprise to us.
But the longer we walked in the direction of the lot, the farther away it got. At first the realtor said it might take half an hour, not 20 minutes, and then the time increased to one hour.
It’s a bit frustrating, but it’s comforting to know that we’ll be shown other options.
We were brought to the foot of the mountain. It’s more expensive, but it’s right along the road. You just have to climb it somehow.
There is a very nice view of the bay.
We can’t get to the top of the site. We have to get through the tropical thickets to get there. Our drone came to the rescue. It turned out that the site is a steep mountainside on the left side of the mountain. There’s not a single horizontal spot. The panorama from above is really amazing. But the question arises as to how to use this place. It’s much more expensive to build something on a slope than on a flat area. All the materials will have to be brought in by hand. There will be additional costs for ladders, retaining walls.
Planting a slope with fruit trees is also a questionable idea. We noticed the grass and shrubs on this slope look shriveled. Probably because this is the south side of the mountain and the sun almost always shines here at right angles.
We walked down to the road and were told that the site ends somewhere down there. We asked to be shown the approximate boundaries and were led along the road. The area is large, almost 3 hectares. The public road runs through the plot and as if cuts it into 2 parts. It turns out that on one side is an impregnable mountain and on the other side is a cliff.
We asked a few questions about what barangay this land belongs to, about documents, transportation that goes here and were about to go to the next plot, but it turned out that the realtor had no other offers. Strange, because we were promised to be shown several plots.
Boria and I asked if there was a shortcut from here to the sea and they offered to show us the nearest beach.
On the way back we took another look at the rocky slope. No, this was not the site my husband and I had in mind after all.
We were dropped off by the freeway. We paid the realtor a thousand pesos as originally agreed, got on the bus and headed home. The day didn’t go as we expected. We were only shown one plot, and not the one Boris and I wanted to see.
But that wasn’t the end of the story. A couple days later, the realtor sent us a text message asking us to give her more money. According to her we should pay for the local guides who accompanied us and for the fact that they fed us on the beach.
Interesting statement. The day before the trip we specifically called the realtor. She claimed to be a local and the land belonged to her uncle. It turned out that she is not from this barangay and is not familiar with the area. The realtor did not warn us in advance and invited the locals to show us where the land is and now she is demanding money. She says the locals fed us at the beach but Boris and I only ate two bananas and a couple slices of sea cucumber because we also had food that we brought with us. And we also gave them some of our food. In total, we were there for no more than 3 hours and we think 1000 pesos was enough.

  3. i would suggest you look for a place near hospitals and school and stores for your future place, also no need to pay any amount for tripping of properties by realtors. Ingat kayo so many scammers. Also check documents diligently. Goodluck!

  5. If you're looking for a land where you can do farming, try to find in Central Luzon like Bungabon, Sto Domingo, Muñoz, and other towns of Nueva Ecija. Your husband is good in wood crafts, he can also start a furniture business.
