  1. We got that exact same winter storm in Alberta. Glare ice freezing rain followed by three days of snow and frigid temperatures. Came out of nowhere and nobody was ready for it.

  2. In my opinion, conservation easements are a horrible thing for private land owners. You're selling a right away for something you should be doing in the first place. Conservative easements, often slap many many restrictions and regulations on to the whole piece of land in its entirety indefinitely, making it worth over 50 percent less. So you're devaluing the property and putting severe handcuffs on the land to make the property "conserved", when you should be a good steward for your property for the wildlife anyway. Always beware of nonlandowners ideas. Also be aware that the land owning generation is dying right now. So theres going to be a lot of great opportunities that should be available to the younger generations to ranch and farm and hunt. I think the old people that own land owe the future generations the same opportunity they've been afforded, but by putting a conservative easement on the property for perpetuity, you are taking away the opportunity of a future generation to own your property and enjoy the same freedom with the same level of ownership as you. Putting self emposed restrictions on the property is one thing, nondivisible properties are cool. Its stupid when they restrict the amount of barns/structures/houses on 1000s of acres.

    I do have a curiosity question. Do the landowners, when the sell their conservation easement, include a way for the owner to buy back the conservation easement at any time in the future? I ask because if the landowner, who sold the easement, dies and leaves the land to their kids that it will be very difficult to sell the land without that easement included in the sale. If the kids do not want to farm/ranch the property anymore then the land may be extremely difficult to sell without that easement included? Just curious. Not sure what the kids could do if they cannot sell it without that easement included. Sounds very complicated. Thanks for the great content.

  4. Good conversation. I do appraisal work in WI, MN, and MI and conservation easements have increased the last 5 years or so. In my neck of the woods it’s about protecting waterfront and watersheds. Most of the WI easements are donated while MN easements are purchased through their outdoor heritage fund grant program. I’ve appraised some unique properties.

  6. This is probably the best way to stop the selling of large ranches and farms by the kids, once mom and dad are gone.
    I've seen it over and over again here in Texas. As soon as the kids get control of the property, it has a For Sale sign on it. A developer scoops it up and subdivides it all. It's really sad to see.
