Being one of the most controversial project in town, it’s only normal that we go check it out. Well also because we have checked out several other projects around the famous address of Cheras. This area is really popular as it’s really close to the brand new financial hub of TRX, along with the MRT connection, as well as the different malls and amenities. That’s why it’s really congested almost all the time.

This project has been heavily discussed within the internet due to it’s massing profile of the residential tower. They laid all blocks into a single linear form attached to the road, which made it looked really scary. But when we analyze further, this allowed all residents to have views looking out their units instead of units facing each other. Besides that, that tower somewhat formed a shield that separates the congestion of Cheras with their amazing facilities deck.

Yes we are all aware of the high number of units. But I’m impressed with how the team dealt with it in terms of design treatments. The lift speed was impressive, the speed ramps to the carpark was nice, common areas were pleasant…Absolutely in contrast to what we see from afar.

What a great study!!

  1. The grey building is the replacement of the Badminton Stadium that used to be on site…..it is not the MRT Depot. And the tallest building is Merdeka 118 not PNB118 hahaha

Love your videos – KEEP IT UP!

  2. Mah sing has one of the worst track records for defects. Going crazy with fast developments etc. Just hope they can slow down and focus on the quality.

  3. Can you also review RC Residence.
    Quite high dense..about 5k+ unit
But they separated the building..so each 'cluster' has their own separate facility deck.
Maybe can get better insight on that project.

  4. The refuse chamber concept will have lots of problem as there will be someone whose rubbish spilled as its being dropped, or someone pushing oversize rubbish causing it to stuck etc. imagine throwing a plastic bag of rubbish from the height of 30 floors above. It will likely break…

  5. 55 floors with each floor 15 units and 6 lifts. If fully occupied, can you imagine how long do u need to wait if the lift stop at most of the floors one by one, door open and close during peak hours. Will the high speed lifts remain useful?

  6. Props for Mah Sing group, they actually brave enough to go for this approach knowing people will automatically criticise it, for the price, it is kinda nice la for lower income group people to live close enough to the city.

  7. The thing is you don't close the windows when you are living in the house! The air and noise pollution will present a big issue. And don't even get started with the density.. the cars parking along the public roads next to the condo. And with owners cutting up their units to get more rooms because of what investment gurus tell them to and the lack of regulations.

  8. Everything is good, but swimming pool and open area, the dust and the air quality really a problem, I not sure how can I swim with the dusty air

  9. Thr grey building is actually a badminton arena. My guess is MRT Corp rebuilt the building, hence the same design language. That part is actually the portal for MRT SBK line going underground.

  10. Update
The connecting ramp that leads onto the other side of the road is built as a drain like structure that slows down the dispersion of heavy rain fall – causing roads in front of the commercial shops to be flooded
