  1. I hope it stays….We would never stay there, but my friends and I pretty much have been going there since we were young kids. We are all in our 50's now, but we go there each time we are in town for the Midway. Kind of a tradition for us. If you ever see a group of 50 year old guys in the midway playing, that's us. Of course, after the Midway we head down to the Steakhouse for a meal. Our favorite place to eat in Vegas.

  2. They will tear it down. Overspend building something new that won't even open. Then it gets a remodel and someone takes over part of it. There is it's history for the next 10

  3. 9:50 im 100% convinced these are owned in part by drug cartels and used to launder money…. the math cant EVER work. and they are EMPTY. hit them BOTH for march madness and only the sports books were busy. EVERYWHERE else had NOBODY. Blue was a ghost town.

    ask the front desk and all the rooms are taken. try to book a room (check right now for fun) and they want $200-$400 a NIGHT.

  4. 11:10 its a 1031 exchange. its intends to hide capital gains. it has to be 90% of the prior value…. so basically the same or more with the logic being…to keep you moving up and to make room for others to move up to where you were. 

    and the TaxMan doesnt care, because EVENTUALLY the government knows it will collect….. cost basis always catches up (because property rarely ever goes down for long periods of time).

    not necessarily demolish all of it, just the casino/performer/food court areas.. if the rooms were updated..
    so yea,, easily see someone getting an offer they cant refuse..

  6. The land itself according to the owner of Circus Circus is worth about 5 Billion. Vegas is changing and maybe it's time for the Circus to fold it's tent. Take the kids to six flags or disneyland but not vegas.

  7. Dont see circus circus selling for that price at best i say 35 mill worth at best case scenario i see the owner of circus circus buying the flamingo 🦩 ceasers will do it for a fire sale they have looking do dump the 🦩 for a while.

  9. Circus Jerkus probably isn't going anywhere anytime soon. The Review-Journal is about as reliable as Joe Biden. If it does actually sell, I'd like to see Michael Gaughan buy it and turn it into another wallet-friendly, nice joint, like South Point, right smack in the middle of the strip. MGM, Sleazer's, et al wouldn't know whether to shit or go blind.

  10. Funny, when I heard they were doing a very cheap renovation of 30-40 mil on Circus Circus, the first thing I thought was they are selling it.
    Cheap investment into something old is a tale tell sign of a coming sale. Like a car wash and a light detail on a crap car.

  11. The buyer should rename it “The Mad Clown” and put a big year long haunted house in it. Haunted houses have become a niche market in Vegas.
    Seriously, I think one could succeed on North strip if they had a clean hotel with a fun theme (maybe keep it the same). Make it a mid-market hotel and casino with a theme. Don’t build a super expensive bland office building hotel trying to compete directly with Wynn and Venetian.

  12. Dolan is running a common commercial real estate scam with the Sphere that works well. He hemriges loses for years, despite some decent revenue numbers. Then, some holding company seeking short term tax benefits buys it, and thinks they can operate for a profit down the road by scaling back the operation. If they can’t, they got the tax breaks and sell it. Or, if no one buys it from Dolan, he files for BK/reorg. Now, the debt is 30 cents on the dollar and he can sell it for a massive profit to some holding company described above.

  13. If they'd just improve the quality of the food there, even if they raised prices just a couple of dollars i think people would clock there again. People are tired of these high end restaurants taking over and want a good value for their buck. At least make the buffet edible.
